Habitat for Humanity Las Vegas Homeownership Program
Habitat for Humanity Las Vegas believes that all hard-working individuals and families should have access to the benefits and stability of homeownership. In this belief, we are committed to partnering with families to build simple, decent, and affordable housing. The low cost of our homes is made possible by the exceptional support of the people in our community. Because of their generosity, we are able to sell our homes, at no profit, to qualified families with a 0% interest mortgage loan.
Habitat for Humanity Las Vegas builds brand new three to five bedroom houses, based on your family size, from the ground up. Habitat houses are made affordable for qualifying, low-income families to purchase with a 0% Fixed Interest home loan, mortgage payments based on income, and no down payment required.
Habitat for Humanity Las Vegas understands that no two families are the same and works to accommodate every family. Whether you are an individual applying alone, a married couple with children, a single parent, or an extended family, we welcome your family to apply. Married couples are required to apply together.
All family members must be U.S. Citizens or Legal Permanent Residents. A United States passport, birth certificate, or Permanent Resident Card is required to provide proof of legal residency.
Las Vegas Resident
Habitat for Humanity Las Vegas builds homes in the Clark County area. In order to qualify for the program, you must be a Clark County resident for the past 12 months or longer and you must not have owned a home in the past 2 years.
How Are Families Selected for Habitat's Homeownership Program?
If you or someone you know is interested in applying to be a homeowner through Habitat for Humanity Las Vegas, please consider our three criteria. Applicants must be able to demonstrate: a need for adequate housing, the ability to repay an interest-free mortgage, and the willingness to commit to a partnership with Habitat for Humanity Las Vegas, which includes 300 hours of “Sweat Equity,” helping with the construction of your home and the homes of other Habitat homeowners and attending financial literacy/homeownership classes.
Need for Housing
Habitat for Humanity Las Vegas envisions “a world where everyone has a decent place to live.” In order to achieve this goal, Habitat is committed to serving families that have a need for housing. We partner with families whose housing needs are expressed in a variety of ways. Here are some examples of housing needs:
You are living in temporary housing or are currently unhoused
The space is overcrowded (example: there are too many people living in one room)
There are structural and/or utility problems where you are living (example: roof, walls, heating, and/or cooling not adequate)
You are living in housing that is not equipped for handicap needs
150 hours – Mandatory construction site hours (completed by applicant only)
100 hours – Can be donated by friends/family/volunteers and/or completed in the Habitat ReStore
50 hours – Homeownership and financial literacy classes, including Dave Ramsey’s 9-week Financial Peace University course
Meet all deadlines
Attend required meeting, classes, and events (arriving on-time)
Be communicative, honest, and flexible
Complete the required 300 Sweat Equity hours before moving into your home
If you currently own a home, you are not eligible to buy a Habitat home. However, you do not need to be a first-time homebuyer to qualify for a Habitat home.
Ability to Pay
Habitat for Humanity Las Vegas aims to assist low-income families become homeowners by purchasing an affordable home. We look at family’s gross monthly income, considering everyone over the age of 18 in the household. We count income from job wages, Social Security Survival benefits, SSDI, and SSI – child support and alimony are optional.
Applicant must meet minimum and maximum income requirements, as well as, be in between 30%-80% AMI (Area Median Income) based on the current HUD (U.S. Department of Housing and Urban Development) income limitations. Families whose monthly income is not within the income qualification range will not qualify.
Every applicant must be prepared to make accommodations in order to pay $3,000 for the Closing Cost, as well as, budget $500 in order to purchase the first year’s Property Insurance. Both of these payments are required prior to move in – please note that non-compliance with these requirements can result in removal from the program.
Each home is priced at a fair market value and mortgages are calculated based on an individual family’s affordability assessment.
Habitat for Humanity Las Vegas will conduct a credit check. We are not looking at your credit score, but checking for debts, collections, open judgments, or recent bankruptcies/foreclosures. This step is taken because we do not want to put families, that are already in debt, further into debt with a home mortgage. Families who have had bankruptcies or foreclosures must have been discharged for 2 years before applying.
Willingness to Partner
At Habitat for Humanity Las Vegas, partnership is extremely important to us. Through partnering with our communities, donors, sponsors, companies, other non-profits, local government, and homebuyers, together we are able to build homes, communities, and hope. The families that are selected for our Homeownership Program become out Partner Families. Partner Families must complete 300 “Sweat Equity” hours, per adult, before they move into their home. The 300 hours are broken up, as follows:
You must complete at least 25 sweat equity hours per month to remain in the program.
